Exclusive Opportunity Fund

QUASAR offers institutional investors an opportunity to participate in its Exclusive Opportunity Fund, targeting owner-distressed assets. The Exclusive Opportunity Fund is being professionally managed through BDDW, LLC.

The entry threshold for investment in the fund is established at a minimum of $5 million. To optimize the fund’s performance and maintain exclusivity, a limit of 100 investors has been set.

The goal of the fund is to acquire up to 35 Class A and Class B projects; and realize a target minimum annual net average return of 10%.

We recognize that the intricate interplay between government incentives, market dynamics, and the sagacity of property investors, has resulted in an opportunity to acquire owner-distressed assets at a discount.

We adopt a meticulous approach in driving our investment strategy, focusing on:

  1. Primary and Secondary Markets: Targeting markets with dense populations and growing economies.
  2. Supply and Demand Balance: Focusing on submarkets characterized by limited future supply but a growing population fosters an environment of sustainable demand.
  3. Owner Distress Opportunities: Our investments are sourced primarily from owner distress situations, ensuring we acquire assets with untapped potential rather than properties in disrepair.
  4. Wide Range of Acquisition Channels: Exploring open market purchases, acquiring bank notes leading to foreclosure or deed in lieu, and opportunities arising from foreclosure or other auctions provide diverse avenues for investment.
